1. What types of properties does FMS manage?
We manage residential, commercial, mixed-use, and retirement developments within sectional title schemes, full-title estates, and share block properties across the Western Cape.
2. What is sectional title property management?
Sectional title property management involves the administration of common property within a complex or estate, including budgeting, maintenance, legal compliance, and facilitation of trustee decisions.
3. Who is responsible for repairs inside my unit?
Repairs inside a unit are the responsibility of the unit owner, unless otherwise specified in the management or conduct rules. FMS handles maintenance of common property only.
4. How do I report a maintenance issue?
You can log a maintenance request by contacting our office or using the online maintenance portal (if applicable to your scheme). Emergencies should be reported by phone for faster response.
5. What are levies and how are they calculated?
Levies are monthly contributions paid by owners to cover the costs of maintaining and managing the common property. They are calculated based on the approved budget and participation quota (PQ) of each unit.
6. Can I make alterations to my unit?
You must first apply for approval from your Body Corporate or Homeowners Association. FMS will guide you through the correct procedure and ensure compliance with the relevant rules and legislation.
7. How do I get involved as a trustee?
Trustees are elected at the Annual General Meeting (AGM). If you’d like to serve as a trustee, you can submit your nomination before or during the AGM and contribute to decision-making in your scheme.
8. When is the Annual General Meeting (AGM) held?
AGMs are held annually, typically within four months of the financial year-end. All owners are invited and notified in advance with the agenda and supporting documents.
9. How do I request financial statements or levy statements?
Please contact your scheme’s assigned portfolio manager or email our support team to request any financial documents or levy balances.
